At this public hearing, I focused less on the merits of the short-term rental itself at 530 Wilderness Road in Linden, Virginia, and more on the process behind the application.
The property under discussion was connected closely to the prior hearing, involving a neighboring property. That made the documentation especially important. While reviewing the materials, I noticed what appeared to be a problem with the property management plan. The plan was not available until I reached out, and when it was updated for the Board packet, it still did not appear to have been corrected in the Planning Commission materials.
The issue was that the same property management plan for 103 Luchase Road appeared to be used for both public hearings. That raises a basic question: did the Planning Commission have the correct information in front of them when they reviewed this application?
To be clear, I also noted some positive points. I appreciated that the owners were close to the property and could keep an eye on it. I was also glad to hear that they had reached out to the owner of the vacant neighboring property, since that had been one of my concerns.
But even when an application has good points, the public process still matters. If a document mix-up happens, it should be acknowledged clearly during the hearing. The Planning Commission and the Board need to be working from the correct materials, and the public needs access to those same materials before decisions are made.
My concern was simple: if a step in the review process was skipped, unclear, or based on incomplete documentation, then the record should be corrected before the Board acts. Good decisions depend on good information.
